Spring is in full swing here in Chicago, and with it comes the usual buzz in the real estate market. After a slower winter, buyers are back out looking, and sellers are finally seeing some strong demand again. Here’s what I’m seeing this April:

Home Prices Are Steady (With Some Growth)

Chicago home prices are still on the rise, though nothing too crazy. Median sale prices are hovering in the low‑to‑mid $300,000s, with some neighborhoods seeing prices closer to $350,000. It’s steady, sustainable growth — not the wild swings we’ve seen in other markets over the years.

Inventory Remains Tight

One thing is clear: there’s not a lot of choice out there. Listings are down compared with this time last year, which means buyers are competing for the homes that are available. If a property is priced right and move-in ready, it’s likely to get multiple offers — sometimes very quickly.

Homes Are Selling Faster, Especially in Hot Neighborhoods

The combination of limited inventory and motivated buyers means homes aren’t sticking around long. I’m seeing increased activity in neighborhoods like Avondale and Edgewater, which are quickly becoming hot spots for buyers looking for value and character. Well-priced homes in these areas are getting multiple offers, sometimes within days of hitting the market.

  • For Sellers: This is a great time to list if your home is in good shape and priced realistically. Some neighborhoods are seeing more buyer traffic than ever, so it’s a perfect opportunity to take advantage.
